Southwest coast

Wanokaka, Lamboya, the Nihi corridor and the bays either side. Consistent trade winds, real surf, dramatic cliffs alternating with white-sand beaches. The most established coastal segment on the island — best road access, best clean-title supply, highest prices. This is where most premium villas and boutique retreats sit today.

Northwest coast

The stretch around and north of Tambolaka. More sheltered water than the Southwest, calmer swimming beaches, warmer daytime feel. Infrastructure is strong given proximity to the airport. Currently under-appreciated by hospitality operators and often better value than the Southwest corridor for family estates.

East coast

From Waingapu south and east: long, low-development coastlines with some of the most striking undeveloped white-sand beaches in Indonesia. Access is longer, service infrastructure is thinner, and buyer supply is smaller — but prices per m² remain a fraction of the Southwest. For patient operators with a strong brand, exceptional.

  • Beach setback rules and how they affect the buildable envelope
  • Legal access to the beach itself (public rights vs private access)

  • Is Sumba beachfront still available?
    Yes on all three coasts, though clean-title Southwest beachfront is the tightest segment. Ocean-view and elevated cliffside plots remain more widely available and often build into better villas than the tightest beachfront strips.
  • How close to the beach can you actually build in Sumba?
    Setback rules vary by regency and zoning, generally in the 30–100m range from the high-water mark, with additional environmental constraints in sensitive zones. We verify the applicable setback for every specific plot before signing.
  • Is the swimming safe along Sumba's coasts?
    Southwest surf beaches are for confident swimmers and surfers; Northwest bays are calmer and family-friendly; East coast varies widely, with some exceptional sheltered swimming beaches and other stretches better for walking than swimming. We flag the difference on every plot.
